Denia City Council has shown a substantially pro-business stance over recent years. Concentration of development has been on the downtown, historic quarter, infrastructure, and the higher end housing stock. While construction of up market (1 million euro plus) villas and vacation homes represents a large portion of property tax revenues for the jurisdiction, and well paid short term jobs during construction, overall they offer a relatively small gain and their occupancy is subject to extremes of seasonality. The Council takes the position that luxury lodging facilities offer a greater tax base, year round employment, and are proven to be more seasonally robust.
The future betibo hotel and the existing betibo restaurant are uniquely situated in the Montgó Natural Park and a buffer zone known as the P.O.R.N. (Plan de ordenación de recursos naturales del Montgó). While there can be zero future construction within the Montgó Natural Park, the impacts of development within this buffer zone are strictly controlled and subject to extraordinary oversight.
As an outline, the project, a 16 room deluxe boutique hotel with supporting restaurant, meeting rooms, spa, pool, and ancillary areas was presented to the Denia Council and the City Architect’s office in March of 2014 for review and approval. Subsequently, with the Council’s recommendation, the project was presented to the regional (state) government in Valencia. The review of the betibo project was approved by Valencia on May 22 , 2014 and by Denia City Council on June 13, 2014.
Today, with the planning outlines approved in both jurisdictions for this unique site and vision, the next step in the planning process will be the presentation of architectural designs to the City Architect and Denia City Council.
